TENANT QUALIFICATION CRITERIA

Please ensure before making application:

1. Applicants MUST be adults over the age of 18. All adults in the household must complete our electronic tenant application, individually.

2. All applicants should have a minimum credit score of 600, income no less than 2 months rent

3. No recent criminal history, no felonies and no prior evictions. 

4.  Due at lease signing and prior to occupancy, two month’s rent security deposit and first month's rent.  Should you move in mid-month, the first month’s rent will be prorated.  

5. Should you sign your lease but opt to not take possession of the rental, you will forfeit all deposit funds.

6. Per current occupancy standards and/or owner occupancy preferences, there is a maximum occupancy of 2 persons per bedroom.  There could be an exception to this policy for minor children.  In addition, some municipalities further restrict occupancy by prohibiting two (2) unrelated adults reside in a single family rental property.

7. All rental properties are smoke free.  Smoking inside of the rental property is strictly prohibited.

8. Allowing pets to reside at a rental property is at the sole discretion of the owner.  Service or emotional support animals must be registered and are required to have legal documentation as well as a letter from a licensed physician.

9. All potential tenant applications are subjected to extensive background checks including, but not limited to, credit report with credit score, eviction records, income verification, criminal and civil records as well as all applicant names compared against sex offender registries.

10. Should you not be approved for a rental, for any reason, the application fee is non-refundable.
