Pricing
A. Management Fee: The greater of 9% of the gross monthly receipts collected from the Rental Property, minimum of $100 per managed door or maximum of $300 per managed door.
B. Leasing Fee: First month’s full amount of rent shall be paid to Agent for all leases secured by Agent.
C. Lease Renewals: A fee of $150 will be charged for negotiations and preparation of a renewal of a lease agreement.
D. Marketing: A fee for advertising may be charged if listed and removed from the market at the Owner’s request. Special advertising can be available at Owner’s request at an additional fee.
E. Maintenance: Any time Broker arranges for the Rental Property to be repaired, maintained, redecorated or altered in any way, as permitted by this Agreement, Owner shall pay Broker a service fee of 10% of the total cost of each invoice for said repairs, maintenance, decorating or alterations. In addition, if the invoice for repairs, maintenance, decorating or alterations exceeds the amount available in the contingency reserve, Broker will deduct those amounts along with the replenishment of the contingency reserve from the gross rents collected.
F: Interest and Fees: Any trust/bank account Broker maintains under this Agreement may be an interest bearing or income producing account. Broker shall retain any interest or income from such account as compensation under this Agreement. In addition, if Broker collects fees relating to the leasing or management of the Rental Property, such as but not limited to, application fees, returned payment fees and late fees, Broker shall retain said fees as compensation under this Agreement.
G. Insurance/Legal Matters: Owner shall compensate Broker a fee, plus court costs, of $250 for each court appearance made by Agent on Owner’s behalf. If Owner requests or instructs Broker to communicate with any insurance carrier regarding any casualty to or on the Rental Property or if Owner requests or instructs Broker to appear in any legal proceedings (excluding eviction proceedings) or deposition related to the Rental Property, Owner shall pay Broker a fee of $150 per hour for Broker’s time expended in such matters.
H. Inspections: Agent shall facilitate one annual inspection as may be required by borough, township or government program. Any follow up inspections or rescheduled inspections at no fault of the Agent, Owner shall be charged a fee of $75 per inspection.
I. Termination Fee: Owner must pay Broker all amounts due Broker upon the termination of this agreement. If the property is leased to a tenant on the date of this Agreements expiration or if the Owner terminates the Agreement, an amount equal to the lessor of the management fees that would accrue over the remainder of the term of the lease or $1,000 shall be paid to the Broker.
