We handle all aspects of leasing and renewals, including rent collection (security deposits, late fees, missed rent), issuing notices or violations, coordinating maintenance, and conducting inspections or walk-throughs. Additionally, we manage reporting and handle evictions when necessary.

Accounting.
We provide monthly accounting services that include a Summary Rent Roll, 12-Month Profit & Loss Recap, and Owner Statement, as well as annual Tax Statements & 1099s. Reports are accessible through the owner portal & email. Additional bookkeeping services like accounts payable and bank reconciliation are also available for an extra fee.
Our accounting system includes Smart Bills, enabling bill entry by photo while securely storing copies within the software. With centralized bill pay across all banks and Bank Sync integration, transactions are pulled directly from linked bank accounts, making reconciliation seamless and efficient.

Pet & Animal Screening.
Lunar partners with PetScreening.com to ensure a fair, compliant, and well-documented pet policy process for all properties. All residents, including those without pets, are required to complete a PetScreening profile to acknowledge the owner’s pet policies.
PetScreening reviews all pet-related documentation and verifies Emotional Support Animals and service animals, including provider verification when required. This process helps protect property owners while remaining fully compliant with Fair Housing laws.
